Step 3- Developer Services Plan Review

The following components are required before the permit review process begins with the Consultant Reviewer:

  • A minimum of three sets of drawings signed and sealed.
  • Additional unsigned drawing, negotiated on a project basis (average number of sets is nine).
  • Two site plans.
  • Code Matrix on the cover of the plans showing the results of the code search done for your building. This includes zoning, architectural and fire prevention codes.
  • Signed and sealed building permit application.
  • Signed and sealed structural calculations.
  • Soil report (for new buildings only).
  • Electrical load calculations
  • A check for the developer service review fee
  • Signed contract with DOB

Throughout the review process, you can meet face-to-face with the Consultant Reviewer to discuss comments and corrections. All meetings with the Project Administrator and Consultant Reviewer must be attended by your Licensed Design Professional of Record. All meetings, comments and recommendations are documented and shared with you throughout the process.

During the review process, the Consultant Reviewer examines plans for six key disciplines:

  • Architecture
  • Structural
  • Air/Ventilation
  • Refrigeration
  • Plumbing
  • Electrical

At the same time, the Project Administrator examines the drawings to:

  • complete Office of Underground Coordination (OUC) and Quality Assurance/Quality Control deep foundation reviews,
  • obtain House Certificates,
  • secure driveway permits,
  • obtain Department of Water management sign-off (please note the plumber will still be required to obtain a water tap permit), and
  • secure Fire Prevention and Accessibility reviews and sign-offs.

Once the Consultant Reviewer is satisfied that all requirements are met, a letter to DOB is issued confirming that the drawings comply with the Building Code. Once this documentation is received, the Project Administrator completes the review and issues the permit.
