The Standard Plan Review permit process (SPR) is intended for small to mid-size new construction and alteration projects. Drawings must be prepared, signed and sealed byan Illinois licensed architect. Zoning reviews must be performed by the Zoning Ordinance Administration prior to the DOB Intake Appointment. Refer to the Standard Plan Review Flow Chart for detailed instructions.
At the DOB Intake Appointment, a randomly assigned DOB Project Manager (PM) will review the application forms and drawing sets for completeness and eligibility. The application forms and drawing sets are then recorded in the computer system and routed to the necessary plan examiners for review. The plan review status and any plan corrections can be accessed online at any time using only the application number. Additionally, you can click on the Time to Permit icon on the Dept. of Buildings website to view current permit process times.
A login account is required to schedule appointments and create permit applications online. An electronic permit application must be created online by the architect or expeditor prior to scheduling the DOB Intake Appointment. Login accounts, appointments and permit applications can be created online by selecting the “Getting Started Online” button at www.cityofchicago.org/buildings. When scheduling the DOB Intake Appointment, “Standard Plan Review” should be selected from the drop down menu. A $150 penalty fee will be assessed to the project for No Shows and appointments that are not cancelled at least 24 hours in advance.
